REAL FACILITIES TACKLES COMPLEX LEASE NEGOTIATION FOR WHITBY ENGINEERING FIRM

TORONTO – August 14, 2006 – Real Facilities Inc., a select group of real estate professionals, today announced it has completed successfully the lease renegotiation of its client, Totten Sims Hubicki Associates (TSH) (www.tsh.ca).

Built on a tradition of engineering excellence and innovation, TSH, which employs over 400 people, provides engineering and architectural services for public, commercial, and industrial infrastructure and environmental management.

With its lease due for renewal, TSH had several options. It could renegotiate the lease at its current location, relocate to a new site, and/or build a new office from the ground up using a design-build consortium model. With all of those different options to consider, TSH believed it was essential to engage the services of a firm of real estate experts to counsel and assist it to make the best possible choice. After conducting an extensive evaluation, the company selected Real Facilities.

The process of determining TSH’s future location was lengthy and circuitous. Initially, Real Facilities began the complex process of renegotiating TSH’s current lease. TSH was compelled to face the strong possibility of design-building a new facility. Real Facilities, in turn, researched the options exhaustively. Based on its comprehensive understanding of the marketplace, available land, zoning, construction development, and finance, it submitted a detailed analysis of each scenario to TSH.

“We always felt our best interests were looked after, regardless of the number of twists and turns the path took,” adds McEwen. “Real Facilities always kept us abreast of what was happening, whether it was the lease negotiation or the alternative possibilities.”

Real Facilities was able to complete negotiations that finally secured a lease that met all of TSH’s requirements. The lease also had options for additional space in the future at competitive market rates.
